Successful living in a multi-unit property with shared walls and common spaces requires attentiveness to both individual owner needs and the needs of other owners in the community. It is with this spirit that these Rules and Regulations have been developed. NO PETS PERMITTED on the premises at any time. The use of outdoor grills is permitted ONLY in the carport areas. No grilling is allown on Ianais. Bicycles share be stored inside and owner’s condominium unit, owne’s storage unit, or on the front of the storage unit facing the owner’s parking space. No more than four (4) persons may permanently occupy a unit. A unit owner intending to lease, rent or allow their unit to be used in their absence shall give written notice of their intent to the Association by submitting a Non-Owner Occupancy & Rental Application Form to the Association not less than thirty (30) days prior to the unit’s rental, lease or occupancy, and comply with all leasing requirements under the declaration. Prior to a unit owner performing or contracting for maintenance, repair, replacement, alterations, addition or improvement to any portion of his/her unit, a Request For Unit Modification Form (ARC Form) mus be filled out whenever required by the declaration, and submitted to Keys Caldwell for Board of Director Approval. All contractors must be licensed, insured and have proper permits. ARC Forms are available on Mission Lake’s website or at the Circle. All bagged trash and recyclable items (cans, glass, plastic in blue bin; newspaper, cardboard in red bin) shall be placed at the curb no earlier than 6:00 pm the evening prior to that designated collection day. Any garbage placed out overnight must be in rodent proof container. The bins and trash containers must be store in a unit’s shed when not on the curbside. Exteriors No change shall Be made in the color of any unit’s exterior walls, windows, doors, storm or hurricane shutters, glass or screens, or outdoor floor covering, or any courtyard, entry area, or patio, except with the Board of Directors prior written consent. No unit owner shall cause anything to be placed on the unit’s exterior walls, including without limitations, awnings or storm shutters, or on the unit’s doors and windows, except with the Board of Directors prior written consent, or allowed by Florida Statute 718.113 9. To preventdamage to the condominium common element property, all personal items left out during the threat of inclement weather will be removed by maintenance staff and disposed of as the association sees fit. 10. Nuisance Unit owners, their guest and renters shall not create circumstances that are offensive or annoying to individuals or to the association community. Smoking is a nuisance and prohibited withen 30 feet of any condoo unit or community pool. Smoking is allowed within a unit if all windows and doors are closed where smoke cannot scape the unit. The coverings and appearance of windows and doors installed within or outside of the unit, visible from the unit’s exterior, shall not be obtrusive to the Mission Lakes Community and must have prior approval by submitting and ARC Forms to the Board of Directors. Personal Property shall not be stored in the common areas and no personal articles are to be dried or hung from a unit’s door, railings, porch, walkways or windows. No outside clotheslines, hangers or drying racks are permitted. Residents and guests are expected to conduct themselves as considerate neighbors and maintain reasonable peace and quiet. Quiet hours are between 10:00 pm and 8:00 am. No contractor shall perform work on Sunday or any legal Holiday except in the case of an emergency. 11. Reasonable notice for entry, by the Association, into a unit for no-emergencies is 48 hours. In the event of an emergency, immediate entry may be required withour prior notice. 12. All posted rules concerning the use of the swimming pools shall be followed. 13. Swimming, wading, cast netting in the lakes or ponds and any type of floatation devices are prohibited in lakes or ponds. 14. The following activities are strictly prohibited Subletting of any unit. Activity that results in a significant increase in pedestrian or vehicular traffic, such as, but not limited to business activities, garage sales, yard sales or estate sales. Feeding birds, fish and other wild life. Altering or adding landscape without permission of the Board of Directors. Skateboarding and rollerblading. 15. Motor Vehicles No driving or parking on the grass. All vehicles must be operable and have a current license plate and registration. Parking of any vehicle is restricted to the resident’s carport or guest parking areas. No resident shall obstruct another residents assigned parking space, nor use such space without the permission from the unit’s owner. Unit owners and tenants shall not use guest-parking areas for more than 48 total hours per month. Automobiles, trucks and vans meeting the specifications discussed below, are the only types of motorized vehicles permitted on the premises. Motorcycles, motor scooters and mopeds are specifically prohibited. o Vehicle width must not interfere with another unit owner’s access to their vehicle. o Vehicles must not have more than four (4) tires and no lift kits higher than originally manufactured. o Only passenger trucks with a tonneau cover or a bed cap are permitted on the premises. o All vans shall seat at least four persons and have at least four side windows and a rear window. o Commercial vehicles on work assignment may park only during regular business hours. Unit owner vehicles are prohibited from displaying any commercial or business signage. All fines are set at $100.00 per incident.
