Sale Approval Application

A $75.00 non-refundable fee will be added to the owner’s account.

Owners must submit a NATIONAL criminal background check AND photo ID with proof of age FOR ALL BUYERS.

Incomplete forms or incorrect fee will cause the application to be returned without Board action.

The Board of Directors may require up to fourteen (14) days to respond in writing to any application.

Pursuant to Article 16 of the Second Amended and Restated Declaration of Condominium the undersigned owner requests the Board of Directors approval to sell said lot.

Pursuant to Article 15.7 of the Second Amended and Restated Declaration of Condominium, No persons who have not yet attained the age of 55 years shall be permitted to reside in any leased Unit, except with the prior written consent of the Board of Directors, which the Board of Directors may consent to in its sole and absolute discretion.

Oyster Creek is an age-restricted community under the Fair Housing Act and requires that at least one primary occupant be fifty-five (55) years of age or older. *

Rental Agreements

I agree to submit this application along with a NATIONAL criminal background check AND photo ID with proof of age FOR EACH OCCUPANT fourteen (14) days prior to any leasing date.

I certify that I have furnished the lessor(s) with current copies of the OCMHP documents.

I also understand that the Association, in accordance with Article 15.11 of the Second Amended and Restated Declaration of Condominium, may, without order from the court, direct rental income (by written notice to the tenant with copy to owner) from Units in default to be paid directly to the Association until all outstanding assessments, interest, costs and attorney’s fees and receiver’s fees if applicable are satisfied.
