Things that are true here.
Every association has a single named manager who attends every meeting, owns the documents, and is the board's first call. That means our managers carry 6–10 communities, not 18–25. The book is small enough to know the building, the board's history, and the reserve schedule by memory.
CAM continuing education, CMCA, AMS, PCAM, Reserve Specialist, accounting CPE - the firm pays for it, schedules it, and protects time for it. If you sit for an exam during business hours, that's billable to your professional development line, not to your PTO.
Every meeting has minutes. Every property walk has photos. Every vendor scorecard is written down. The thing that makes a 20-year client tenure possible is that the next manager inherits operating context, not legacy gaps. If you find that kind of work satisfying, this firm is going to fit you. If you find it tedious, you'll be unhappy here within six months.
Boards can reach a real person at the firm 24/7 for emergencies. They cannot reach their named manager at 9pm on a Saturday for a non-emergency. The on-call rotation handles after-hours calls; the named manager handles next-business-day follow-up. We protect your weekends so you stay here for years.

Compensation
Above-market base for the Sarasota CAM market - we benchmark against the largest regional firms and pay at the 75th percentile for tenure-equivalent roles. Annual review every January, not on hire-anniversary.
Health & retirement
Firm-paid health insurance for the employee (75% paid for dependents). 401(k) with 4% firm match, vested immediately. Short and long-term disability included at no cost.
Time off
20 days PTO from day one (not accrued). 10 paid holidays. We close the office between Christmas and New Year's; that week is paid and not deducted from PTO.
Tools & infrastructure
Vantaca for owner portal & ARC, a national accounting platform, a reserve-study continuum, full Microsoft 365 stack, firm-issued laptop and phone. You don't BYOD or expense your own software.
Training & credentials
Firm pays CAM continuing education, CMCA, AMS, PCAM, Reserve Specialist, and accounting CPE. Time during business hours is billable to professional development, not PTO.
Pace
Manager portfolios cap at 10 associations. We don't accept new clients past that line, even when revenue would go up. The book is the book.
What the process actually looks like.
Email + résumé
Send a résumé and a one-paragraph note about what's drawing you to the firm. Cover letters not required; we'd rather see the paragraph in the email body.
30-minute call
A first conversation with the principal hiring for the role. Background, what you've done, what you're looking for. Mostly listening on our end.
On-site half-day
Come to the Venice office for a half-day. Meet the team, sit in on a working session, see how the firm actually runs. Lunch on us.
Decision in 5 days
We commit to a yes-or-no decision within five business days of the on-site. Offers include base, benefits, PTO, and a one-page operating-norms summary so there are no surprises in week one.
