Englewood spans the Sarasota–Charlotte County line. Most condo inventory sits along Manasota Key (a barrier island shared with our Manasota Key page) and along Lemon Bay. Construction era is 1972 – 1988 - squarely inside the SB-4D milestone window.
Buildings north of the county line operate under Sarasota County rules; buildings south are Charlotte County. Different building departments, different inspectors, different permitting timelines. We track which is which for each association we manage.
The Lemon Bay frontage is the underrated capital concern in Englewood - seawalls, dock systems, and bayou drainage all live inside the management scope. We've replaced more Lemon Bay seawalls in the last decade than any other firm working this stretch of coast.
Owner profile is mixed full-time and seasonal, weighted slightly more toward full-time than Casey Key or Siesta. Operations reflect that: more day-to-day owner traffic, more maintenance requests, more ARC volume - and a portal that handles it without dropping things.

Englewood is 25 minutes south of our Venice office via US-41 or River Road. Manasota Key adds a few minutes via the Beach Road bridge. We attend board meetings on a scheduled cadence; emergency response is typically same-day.
