Manasota Key is a 7-mile barrier island running south from Englewood Beach to Stump Pass. Condo inventory is mostly gulf-front mid-rises and a handful of low-rise buildings on the Lemon Bay side. The county line splits the island, so permitting depends on building location.

Why Manasota Key is a different management job

Manasota Key has the most volatile shoreline in our coverage area.

Beach renourishment, dune restoration, and sea-turtle nesting protection are present-tense operational items, not future planning. Stump Pass at the south end is an active inlet whose sand transport meaningfully affects nearby buildings. We've worked through three named storms with Manasota Key buildings under management - that experience is institutional.

Construction era runs 1971 – 1989 for most buildings, with one or two modern reconstructions. SB-4D applies, milestone inspections are happening, and capital response is the active work for most associations.

Bridge access is a single point of failure: the Manasota Beach Road bridge at the north end and the Tom Adams Bridge at the south. Vendor staging, evacuation logistics, and post-storm site access all flow through one of those two crossings.
