Most North Port condominiums are sub-associations under a Community Development District (CDD) and a master HOA. That layered governance structure is its own discipline: the condo's documents have to align with the master's, vendor selection respects master-level standards, and capital planning accounts for amenities the master owns.

Construction era is heavily 2005 – 2020, putting these buildings outside the immediate SB-4D milestone window - but reserve-study rigor is no less important. Newer buildings have the runway to get the reserve schedule right from year one; we help boards use that runway.

Owner profile is heavily full-time, with a younger demographic than the coast. ARC and rules enforcement run on a different cadence than a 32-unit bayfront mid-rise; pet ordinances, vehicle storage, and amenity-use rules carry more weight in the day-to-day.
