North Port is the geographic and population growth center of Sarasota County. HOA inventory is heavily master-planned, mostly post-2000 construction, and concentrated in Heron Creek, Bobcat Trail, and Wellen Park.
Most North Port HOAs are sub-associations under a master HOA and a CDD. The governance stack is layered from day one - these communities were planned this way, not retrofitted into it. Operationally that's an advantage if the firm understands the structure; it's a liability if it doesn't.
Capital concerns are the standard HOA stack - roof cycles, repaint, asphalt, gate and amenity infrastructure - but funding plans interlock with master and CDD schedules. We coordinate that interlocking.
