We've been at the same Venice address since 1978. The HOAs we manage here are the gated single-family communities along East Venice, the townhome and villa associations across South Venice, and a handful of master-planned developments inland of US-41.
A meaningful share of Venice HOA inventory was built between 1985 and 2005 - gated villa communities, single-family enclaves, and townhome developments. The active capital concerns are roof systems, paint cycles, asphalt, and amenity infrastructure (gatehouses, pools, clubhouses) - not the structural-restoration work that dominates condo conversations.
Owner tenure here is unusually long. Many Venice HOAs have residents in their 15th or 20th year of ownership. That changes the operating tempo: ARC volume is steady but slower, vendor relationships compound over time, and capital decisions are taken through committees that have institutional memory. We've staffed for this exact pattern for four decades.
