Casey Key is the smallest, lowest-density barrier island in our coverage area - and one of the closest to our office. Condo inventory here is gulf-front and bay-front mid-rises, mostly 1970s and '80s construction. SB-4D applies to most of it.

Why Casey Key is a different management job

Casey Key is small enough that nothing here is far from anything.

The island's two access points - the Albee Road bridge at the south end and the Blackburn Point swing bridge at the north - define the operational geometry. Vendor scheduling, evacuation execution, and emergency response all flow through one of those two bridges. We know both.

Construction era is concentrated 1972 – 1988, with a handful of newer custom-built single-condo associations. The first wave of milestone inspections has already passed for several Casey Key buildings; capital response is the active work, not the inspection itself.

Owner mix leans seasonal and high-net-worth, with significant Midwest and East Coast ownership. The buildings that work best here have governance that functions when half the ownership is in another time zone - that's the part of the job we built around.
